Before You Apply

The document checklist

  • Government-issued photo ID for each applicant 18+
  • Two most recent pay stubs (or 3 months of self-employed bank statements)
  • Last year's W-2 or tax return
  • Bank statements for the last 60 days
  • Contact info for current and previous landlords (last 3–5 years)
  • Two non-family personal references with phone + email
  • Pet records (vaccinations, photos, weight) if applicable
  • Voided check or routing/account info for auto-pay setup

Five steps that win applications

Pull your credit first

Pull your own free report from annualcreditreport.com before you apply. Dispute anything inaccurate now — corrections take 30+ days and you don't have time once you've found a place.

Write a one-page renter resume

Photo, employer, length at job, household composition, pets, move-in date, and why you want this specific unit. Landlords almost never get one and they remember the renters who provide it.

Pre-warm your references

Text your previous landlord and references before you list them. A reference who knows the call is coming gives a much stronger answer than one caught off guard.

Apply the same day you tour

In PG County's tighter price bands, well-priced rentals get multiple applications inside 24 hours. Have your packet ready so you can submit before you leave the parking lot.

Be ready to put down a deposit

Most landlords will hold a unit only after you've signed and paid the security deposit. Have certified funds (or Zelle to a verified account) lined up.

Watch Out

Red flags that mean walk away

  • Asks you to wire money or pay with gift cards
  • Won't let you tour before signing or paying
  • Asks for a deposit by mail before you've seen the unit
  • Lease isn't a standard Maryland REALTORS® or MD-AOBA form
  • Owner name on the lease doesn't match the SDAT property record
  • Price is dramatically below comparable rentals on the block
